The Only Appliance Maintenance Schedule You Need

Most appliance maintenance advice is padding — long lists of tasks that make no measurable difference, written to fill a page.

This is the short version, ordered by impact. Five tasks genuinely change how long your appliances last. Everything after them is worth doing but sits a tier below.

The five that matter

1. Vacuum the refrigerator condenser — twice a year

The single highest-value maintenance task in the house.

The condenser sheds heat from the sealed system. Blanketed in dust and pet hair, it cannot, so the compressor runs longer and hotter on every cycle for years. That is how an appliance rated for fifteen years needs sealed-system work at ten.

Pull the fridge out or remove the lower grille, find the coils, and vacuum them thoroughly with a brush attachment. Ten minutes. In a home with pets, four times a year rather than two.

On built-in units — Sub-Zero, Miele, Thermador — the condenser is genuinely awkward to reach and worth booking as a service. We do vacuum condenser cleaning as a standalone visit for exactly this reason.

2. Clear the dryer vent — once a year

Twice if you run several loads a day, or if your duct run is long, which describes most townhouses and high-rises in the GTA.

This does two things: it restores drying times that have crept up so gradually nobody noticed, and it removes a genuine fire risk. Lint is combustible and a restricted duct holds hot air against a heating element.

Clear the whole run, not just the metre you can reach from behind the machine. Check the exterior flap opens properly while the dryer runs.

3. Clean the dishwasher filter — monthly

It lifts out by hand from the base of the tub. Rinse under a hot tap, brush the mesh, refit firmly.

Two minutes, and it prevents most of the drain faults we attend. A blocked filter also recirculates dirty water over clean dishes, which is the other complaint it solves.

4. Leave the washer door ajar — always

Costs nothing, takes no time, and prevents the front-load odour problem almost entirely. The boot seal cannot dry with the door shut, and a boot that never dries is where the smell comes from.

5. Use rinse aid — every load

In GTA hard water this measurably slows scale on the dishwasher heating element and spray jets. Scale is what gradually degrades cleaning performance over years, and it is far easier to prevent than to remove.

The seasonal checklist

Everything above, plus the useful second tier, laid out by season.

Spring

• Vacuum the refrigerator condenser
• Check the dryer’s exterior vent flap — bird nests appear in spring, reliably
• Test washer fill hoses for bulges or damp at the fittings; replace at five years regardless
• Clean the range hood grease filters (dishwasher, hot cycle)
• Check the fridge door seals with the paper test

Summer

• Check the garage or basement freezer temperature — this is when a quiet failure becomes expensive
• Clear the dryer vent if you did not in spring
• Clean the dishwasher spray arm jets with a pin if cleaning has fallen off
• Descale the dishwasher if glassware has gone cloudy

Autumn

• Vacuum the refrigerator condenser again
• Check oven door seals and hinges before holiday cooking starts
• Run a hot maintenance wash in the washer
• Verify the ice maker filter is not overdue

Winter

• Check that appliances in unheated spaces are within their rated ambient temperature — many garage freezers are not, and it affects performance
• Clean the washer detergent drawer thoroughly
• Check dryer duct joints have not loosened
• Test the smoke alarm nearest the laundry, which is a two-second job worth doing

Do this before any holiday cooking

Worth its own section, because we see the consequences every year.

Do not run the oven’s self-clean cycle the day before you need it. The cycle runs the cavity far above cooking temperatures, and that heat is what kills control boards, thermal cut-outs and latch motors. Our call volume for exactly this failure spikes after every major holiday.

If you use self-clean, run it several days ahead. If the oven sits in a tight alcove with poor ventilation, consider not using it at all and cleaning by hand instead.

What not to bother with

Some commonly recommended tasks make little practical difference:

• Deodorising tablets and drum fresheners — they mask rather than remove, and the hot maintenance wash does the actual work
• Frequent full defrosts of a frost-free freezer — if it needs it, something has failed, and defrosting hides the fault
• Replacing fridge water filters more often than specified — the interval on the label is real
• Coil cleaning sprays — a vacuum and a brush work better and cost nothing

The honest summary

If you only ever do two things, vacuum the fridge condenser and clear the dryer vent. Between them they prevent the two most expensive common failures we attend, and neither needs a tool you do not already own.

Everything else on this page adds worthwhile years. Nothing on it requires a technician except built-in refrigeration, where reaching the condenser properly is genuinely difficult.
